Getting Started
True North is a real estate investment platform that lets everyday investors access institutional-quality real estate deals starting from just $100. We pool capital from hundreds of investors to fund professionally managed real estate projects — from residential developments in Orlando to hospitality portfolios on Florida's Gulf Coast. Investors earn monthly or quarterly distributions from rental income or project profits, plus appreciation at exit.
US residents aged 18+ can invest through our SEC Regulation CF offerings. International investors from select countries can also participate through our Regulation D structures — contact our team for country eligibility. All investors must complete identity verification (document review) before investing.
Creating an account is free and takes about 3 minutes. Visit our sign-up page, enter your email and create a password. You'll then complete identity verification (document review) — a one-time process that takes ~10 minutes with your government-issued ID. Once verified, you can browse funds and invest immediately.
No. Account creation is completely free. Fees only apply when you invest — a platform fee of 1.0–1.5% annually on your invested capital, and a fund management fee of 1.0–2.0% depending on the fund. There are no withdrawal fees. Concierge Gold members receive a 0.5% platform fee discount.
Investing & Funds
The platform minimum is $100. Individual funds may set higher minimums — typically $250–$1,000 depending on the offering type and investor demand. The fund-specific minimum is clearly listed on each fund's detail page before you commit.
Yes. You can hold positions in as many open funds as you wish simultaneously. Diversifying across multiple fund types (residential, hospitality, franchise) and geographies is generally considered a sound investment strategy, though past performance and diversification do not guarantee future results.
Real estate investments are illiquid by nature. Most True North funds have a mandatory 12-month holding period under SEC Regulation CF. After that period, some funds may offer a redemption window — but this is not guaranteed and carries a 2–5% early redemption penalty. You should only invest capital you can commit for the full fund term, which is typically 24–60 months. Full liquidity terms are spelled out in each fund's Offering Memorandum.
IRR (Internal Rate of Return) projections are forward-looking estimates prepared by the fund sponsor and reviewed by our team. They are based on current market data, comparable project performance, and conservative underwriting assumptions. They are not guarantees. Actual returns may be higher or lower. Always read the full financial projections in the Offering Memorandum before investing.
Your Member reporting provides real-time portfolio tracking — current value, distribution history, fund performance updates, and documents. You'll also receive monthly email updates and quarterly detailed reports for each fund you're invested in.
Distributions & Returns
Most True North funds pay monthly distributions, typically on the 1st of each month. Some funds (particularly multifamily and development projects) pay quarterly. The distribution schedule is specified on each fund's detail page and in the Offering Memorandum.
Distributions are deposited directly to your linked US bank account via ACH transfer. Payments typically arrive 2–3 business days after the distribution date. International investors receive wire transfers to their verified foreign bank accounts.
No. Distributions depend on fund performance. If a fund underperforms — due to construction delays, market downturns, vacancy issues, or other factors — distributions may be reduced, suspended, or eliminated. This risk is disclosed in detail in each fund's Risk Factors section. Projected distribution amounts are estimates only.
Yes. Our DRIP (Distribution Reinvestment Plan) feature lets you automatically reinvest distributions into the same fund, compounding your position over time. You can toggle DRIP on or off at any time from your Distributions dashboard. Note: DRIP reinvestments are subject to fund availability and minimum investment amounts.
True North is not a tax advisor. Generally, distributions from real estate investments may be classified as ordinary income, capital gains, or return of capital depending on fund structure. US investors receive a 1099-DIV form annually. Non-US investors may be subject to withholding taxes. We strongly recommend consulting a tax professional familiar with your jurisdiction.
Identity Verification & Compliance
US securities regulations (SEC Regulation CF and Regulation D) require investment platforms to verify the identity of all investors to prevent money laundering and fraud (document review / AML compliance). This is not optional — you cannot invest without completing verification. The process is secure, quick (~10 minutes), and your data is encrypted and handled per GDPR/CCPA standards.
You'll need: (1) a government-issued photo ID — passport, driver's license, or national ID card; (2) a selfie holding your ID; and (3) basic personal information including your address and last 4 digits of your Social Security Number (US investors) or equivalent tax ID. We use Persona, a leading document review provider, for secure document processing.
Most verifications complete automatically within 2 hours. In some cases, manual review may be required and can take up to 1–2 business days. You'll receive an email notification when your account is approved. You can browse funds and add them to your watchlist while verification is pending.
Yes. All personal data is encrypted in transit (TLS 1.3) and at rest (AES-256). Identity documents are processed by Persona under strict data handling agreements and are automatically deleted after verification completes. True North is SOC 2 compliant and adheres to GDPR and CCPA privacy frameworks. We never sell your personal data to third parties.
Concierge Membership Program
Concierge tiers are automatically assigned based on your total invested portfolio: Silver ($5K+), Gold ($25K+), Diamond ($100K+). No application required for Silver or Gold — your tier updates automatically as your portfolio grows. Diamond tier investors are contacted directly by our team for white-glove onboarding.
Concierge Gold and Diamond members receive access to new fund offerings 48 hours before they open to the general public. Since popular funds can fill up quickly, this early window gives members a meaningful advantage to secure their position before the offering closes.
Gold and Diamond tier members are assigned a dedicated human investment advisor — a real person on our team who knows your portfolio, investment goals, and preferences. Your advisor is available via direct phone, WhatsApp, and email for portfolio questions, fund selection guidance, and account support. This is separate from AI-powered support available to all tiers.
International Investors
Yes. International investors — particularly from Brazil, Mexico, Colombia, Argentina, and other Latin American countries — can invest through our Regulation D offerings. Yes. International investors can link their foreign bank accounts for distributions via international wire transfer. Investment contributions from international accounts are accepted via SWIFT wire after verification. Our team will guide you through the process. Note: wire fees and currency conversion costs are the investor's responsibility.
Yes. The platform supports English (EN), Brazilian Portuguese (PT-BR), and Spanish (ES). Use the language switcher in the top navigation bar. Investor documents, reports, and support communications are available in all three languages for eligible investors.
